Checks for the damage deposit and rental of the Rockport Opera House should be made out to the Town of Rockport.

Rockport Opera House Rental Contract

• The lessee agrees to indemnify and save harmless the lessor from any against any claims of whatever nature arising from any accident, injury, or damage whatsoever caused by to any person or to the property of any person occurring during the term of this lease in or about the premises.

• The lessee shall make no structure alterations in or about the premises.

• All personal property form time to time placed upon the leased premises by the lessee shall be at the sole risk of the lessee and the town (the lessor) shall NOT be liable for any damage which may be cased to such property.

• Lessee shall submit a signed contract and payment in full at least two weeks prior to the use of the building.

• Lessee shall not have the right to sublet or assign this agreement.

• Lessee shall notify booking agent about any need to change the configuration of the chairs on the orchestra level.

• Whenever the auditorium is in use there must be a policeman on duty, one in the orchestra level and the other in the balcony. The booking agent is responsible for notifying the police when they need to have someone on duty at the Rockport Opera House.

• Damage Deposit. If physical damage is caused to the premises by the lessee or any of its performers, guests or patrons, the lessee agrees to pay all costs for such cleaning and repair and agrees that the damage deposit may be retained by the Town of Rockport toward payment of such costs.

• If an event or performance of a lessee is canceled due to inclement weather , the Town will grant a refund to the lessee of that portion of the fees paid for such event or performance (excluding rehearsal fees) or the Town will credit such fees toward a future date when such event or performance may be rescheduled to occur.

• Signs and banners advertising the performance are not allowed. A poster may be placed in the billboard in front of the building. Posters such be given to the booking agent to put up.

• A town representative must be on duty when ever the premises are occupied by a lessee.

• The lessor will provide a clean facility for each use.

• The lessee shall not bring any firearms into the building.

• The lessee shall not employ open flame or pyrotechnic devices without approval of the Town Fire Chief.

• Anyone serving liquor must have an off-premises liquors license issued by the state or carry liability insurance covering the serving of liquor. A copy of the insurance policy must be supplied to the opera house booking agent. State licenses are generally issued to caterers.

• The town will provide tables and chairs in the downstairs meeting room.

• This agreement shall be governed and interpreted according to the laws of the State of Maine, and may be amended or modified only in writing signed by both parties.



Rockport Opera House Regulations of Use

1. There will be no smoking anywhere in the Rockport Opera House.

2. Carpentry work and painting of sets must be done off the premises.

3. An adult must be on site at all times to supervise students using the building.

4. Hay and natural Christmas trees are prohibited in the building. Lighted artificial Christmas Trees, or other materials, are only permitted with prior written approval of the Town’s Fire Chief.

5. The kitchen must be completely cleaned before lessee leaves the premises.

6. Trash must be placed in a sealed double plastic bags in placed in closed trash cans provided by the town.

7. The light board must be operated by individuals designated by the Town.

8. Kegs of beer are not permitted on the premises.
